Congratulations to Don and Melissa Lewis who won Brookwood’s holiday lighting contest. The winners live at 299 Wayfare Lane and will receive a $50 gift certificate to the Valley Smoke Restaurant.
Our judge, property manager Anna Hornstein, admitted that she had a hard time picking a winner. There were “lots of homes to choose from,” she said. Anna got some help from our HOA board members after giving them four nominees to choose from.
This was the first year that a home on Wayfare Lane won the prize. Previous awards were given to homes on Wayside and Willow Cove.
Thanks also to Megan Wildenstein for decorating the entrances to the subdivision. Take some time during one of our nice evenings to walk or drive around the neighborhood to see what a fantastic job was done this year.

Christine and Jamie Schneider won Brookwood’s last Yard of the Month award for 2021. Their home is at 231 Wayfare Lane. The award is sponsored by the Brookwood HOA and a sign is placed in the yard of the winner. Winners also receive a $25 gift certificate for a home improvement store.
The Schneiders recently added many improvements to their yard including shrubs down one side of the house and a walkway on the other. The front has a new palm tree and additional plantings including many colorful crotons.
Keeping our yards looking nice strengthens our property investment. The award will return again in the spring.
What’s better than a Halloween party? A Halloween party with a bouncy house! Join your neighbors at the HOA-sponsored fall social at 1pm on Saturday, October 30th, near the Brookwood playground.
There will be Halloween decorations, games for the kids and a bouncy house! If you can lend our social chair, Natalie Rooke, a hand with the arrangements, please contact us at [email protected] and we will let her know. She also trying to find two corn hole games to set up for any of the adults who want to play a game or two while the kids bounce in the house.
Residents and children are encouraged to dress up and decorate their golf carts for the occasion. The golf carts will line up so that candy can be given out in a “Trunk or Treat” fashion. Those without carts are welcome to bring candy and set up a table.
Last night’s HOA Annual Meeting took place without enough homeowners represented to be officially recorded. Although some homeowners sent in their proxies, only 17 were obtained out of 32 needed.
There was no vote needed for board members this year because only two returning members, Bill Fitzgerald and Karen Higgins, submitted their names. Ty Blake, who also served as a board member the past year, did not submit his name as his family may move during the upcoming year. It was agreed that Ty will remain on the board until and if he leaves Brookwood.
A regular board meeting took place prior to the Annual Meeting with the proposed annual budget and budget assumptions being approved by the board. A copy of the 2022 adopted operating budget with detailed budget assumptions is available here or can be found at the top of the Documents/Docs & Forms page of this website. The adopted budget reflects no change in the HOA fee from 2021.
HOA President Bill Fitzgerald complimented Karen and Ty for their help and involvement during their first terms on the board. Bill has served on the board since its inception.
To catch up on trash and yard waste collection, the City of Jacksonville is suspending recycling collection.
Homeowners have two choices to get rid of their recyclables. They can bring them to one of 14 locations throughout Jacksonville for no cost. The location closest to Brookwood is Palmetto Leaves Regional Park at 5760 Greenland Road.
Alternatively, the recycling bin can be used as a garbage can. If your recyclables are curbside on trash day, they will be picked up as household waste.

This year’s HOA Annual Meeting will be held on Thursday, Oct. 7 at the Nocatee Welcome Center’s second floor ballroom. All homeowners are welcome and encouraged to attend.
A mailing with more details should have arrived in homeowners’ mailboxes this week. If you can’t attend this year’s meeting, please fill out and submit a proxy form so that a quorum can be obtained to conduct any matters that may need a vote.

Once again it’s time to consider whether you’d like to help your community by running for the HOA Board or by joining one of its committees.
Letters to each homeowner are arriving in the mail now with instructions to submit an application to the Association by no later than Thursday, September 9. Additional information about what to submit and to where is included on this application form.
As stated in the letter, board members serve terms of only one year and, as Brookwood is a moderate size community, the time and efforts demanded are minimal with only quarterly meetings.
Homeowners will receive a ballot by mail to vote before the annual meeting at 7pm on Thursday, October 7, at the Nocatee Welcome Center.
