You have until the end of the business day on October 8 for your proxy to be received by Brookwood’s management firm, First Coast, to vote on the 2021 HOA board members in the event that you can’t attend the annual meeting. You may also send your proxy sealed in an envelope with another community member who can attend the meeting.
The meeting will be held at 7pm on Thursday, Oct. 8, in the 2nd floor meeting room at Crosswater Hall. The ballots and proposed budget were mailed to each homeowner earlier this month.
If you wish to view the assumptions supporting the proposed budget, they were recently posted on a new “Budget” page within the HOA area of the website.
Congratulations to Raul Carrasco for winning Brookwood’s September Yard of the Month award. You can see his yard at 268 Willow Ridge Drive.
Raul has made many landscaping and hardscaping improvements to his home over the last couple of years. Along with replacing most of the original plantings in the front yard, he has added four large Sylvestris palms to the front and rear of the home, all of which are surrounded by beautiful paver borders.
A paver walkway along the left side of the home leads to a large relaxing covered patio and open pergola area filled with potted plants. Smaller palms and colorful tropical plants can be found on both sides of the walkway.
September marks the last month that the HOA will provide the award and $25 gift certificate to a home improvement store until spring. Congratulations to all of this year’s winners!
Brookwood’s HOA has two meetings coming up so please make sure they get on your calendar.
A regular meeting of the HOA Board will take place at 7pm on Thursday, September 24, at the Cypress Trails Pavilion.
This year’s annual meeting will be held at 7pm on Thursday, October 8, in the second floor meeting room at Crosswater Hall. The meeting can no longer be held at St. John Paul II Church as was previously announced.
With elections being discussed on a daily basis, please keep in mind that political signs must adhere to the community’s guidelines.
As stated in Brookwood’s Architectural Review Criteria and Procedure Manual, “Only one political sign, no larger than 3 feet by 4 feet, may be placed in the yard no earlier than 10 days prior to the election and must be removed the day of the election.” Also, at no time is a sign permitted in a window.
Congratulations to Liliana and Bruce Stevens who received this month’s pick for the Brookwood HOA’s Yard of the Month.
The Stevens moved to 408 Wayfare Lane just over a year ago from Colorado and say that they are still learning about gardening in Florida. “When we moved in,” Liliana says, “there were some bushes and other plants and not much color. We wanted to create not only an attractive garden but also to incorporate some Florida native plants which can help provide natural habitats (many of which have been disappearing due to land developments) for birds and other pollinators.”
The Stevens say that they also want to have a diversity of plants which hopefully will make their garden more naturally resistant to pests. In their garden you can find Florida natives such as Black eyed Susan, Lanceleaf Coreopsis, Blue eyed Grass, Coontie palms and Firebush in between Pentas and Bulbine.
First Coast Association Management, Brookwood’ s association management company, recently assigned Anna Hornstein to focus on our community. She replaces Aubrie Synan, who has been our manager since March 2019.
Anna has been working in property management for nine years. She has been working for First Coast since February 2020. She is well versed in all areas of the company and will spend her time working with our HOA, its vendors and community members.
Anna grew up in Jacksonville and says she is “honored to work with such a beautiful community as Brookwood.”
Anna also says she is looking forward to working with the Brookwood HOA and its residents. To contact Anna, you can call her at (904) 998-5365 Ext. 231 or email her at firstname.lastname@example.org.
July’s Yard of the Month winner is Sandy Steiner of 218 Wayfare Lane. Sandy is an avid gardener and works most early mornings in her yard. She created a garden with all perennial plants between the side of her home and the preserve area. The various shades of green used throughout the yard provides for interesting color year round.
The award is sponsored by the Brookwood HOA and entails a sign in the yard of the winner. Winners also receive a gift certificate for a home improvement store.
The next HOA board meeting will be held at 7pm on Thursday, July 23, under the shelter next to the Cypress Trails pool. All homeowners are welcome and encouraged to attend. Even though the meeting will be held outdoors, masks are highly recommended.
Along with its regular agenda items, the board will be reviewing new landscaper contracts. Immediately after the meeting, an Architectural Review Board meeting will be held for several homeowners seeking approval of paver driveways.
Congratulations to Donald and Melissa Lewis of 299 Willow Ridge Drive for winning the HOA’s Yard of the Month Award.
The range of colors and textures in their landscaping won them a $25 gift certificate to a home improvement store. The Lewises also have a sign in their yard that other community members will see and will receive the certificate in the mail with an award letter.
This is the second time the award was given by the HOA board. The program was designed to recognize community members for their outstanding efforts in making Brookwood a great and beautiful place to live.
Congratulations to Gary and Linda Olsen of 256 Willow Ridge Drive whose tropically-inspired yard won them a $25 gift certificate to a home improvement store.
The Olsens will soon have a sign placed in their yard that other community members will see and receive the certificate in the mail with an award letter.
The award for May was the first given by the HOA board and is anticipated to be given each month through October. The program was designed to recognize community members for their outstanding efforts in making Brookwood a great and beautiful place to live.
