Brookwood Moves to New Website

HOA Members should now enroll and refer to a new Brookwood website at https://fcam.cincwebaxis.com/Brookwood. The new site is managed by our property management team at no extra cost and was recently approved by our HOA Board of Directors.

The new Brookwood site will contain a calendar of meetings and events, HOA documents and forms and other useful information. It will also be used for sending out news posts and for homeowners to pay their HOA dues.

To register, just follow this link to the new site and then click on the blue oval (Sign In) at the upper right corner of the page. You don’t need to insert your Account Number or Lot Number, but make sure you include the first and last name to match your deed as well as the full home address. After entering all the required information, please bookmark the homepage for future easy access to the site.

Klempins win Holiday Display Contest

Congratulations to Liz and Ryan Klempin who won Brookwood’s holiday lighting contest for 2023. The winners live at 409 Wayfare Lane and received a $50 gift certificate to the Valley Smoke Restaurant.

The Klempins used numerous lights to adorn the house, the yard, the street tree and the mailbox. They also used two Christmas inflatables to decorate the front yard.

The judges included our property manager and HOA board members as the association sponsored the event. Thanks also to Yianni Demopoulos and his team for decorating the entrances to the community.

HOA Meeting Reminder

All homeowners are welcome at tonight’s board of director’s meeting that will be held at 7pm in the small conference room at the Nocatee Welcome Center. Click here for a copy of the agenda.

The meeting will be proceeded by a Covenant Enforcement Committee orientation at 6pm at the same location. If you are interested in volunteering for the committee or learning more about it, please attend.

Happy Halloween!

Here are some photos from Sunday’s spooky but fun Halloween party.  Nearly 50 ghouls and goblins were in attendance.  Thank you to our Social Events chair, Natalie Rooke, and her parents, Sarah and Ed Rooke for all their work in organizing and setting up such a great event.

Duval County Town Hall Meeting Tomorrow – CORRECTED DATE

The Nocatee Community is invited to a Duval County Town Hall Meeting with Danny Becton, City Councilman representing Nocatee’s Duval County communities. This meeting will take place in the Nocatee Room on Wednesday, October 18th at 6:30pm. Police Assistant Chief Mat Nemeth, Fire Chief Kurt Wilson, and Bill Joyce, Public Works Operation Director will also be in attendance. New Architectural Review Manual Available on Website

The newly revised Homeowner’s Architectural Review Criteria and Procedure Manual is now available on the website. Revisions effective August 1 now include our new fence standard and exhibits that consist of details on exterior paint color options, street tree replacements, and the real estate sign specifications. The updates were emailed or mailed to homeowners in June and now can be bookmarked for easy access. Visit the page called Docs & Forms to follow the links to the new version.

Many thanks to the members of the Document Review Committee for their efforts on updating the manual. Committee members are Bill Fitzgerald (Chair), Bruce Higgins, Terry Jones, Bill McGuire, and Denise Spain.

Brookwood considers vinyl fence option

Because a number of homeowners have expressed interest in a vinyl fence option for the community, your HOA Board members will contact each property owner for input. Watch your email inbox or U.S. mailbox for information on how to weigh in on the decision. Details on the size, type and color will be included in the mailing.

Also, your board members are clarifying the position on using rocks or stones for landscaping purposes.  Although only mulch was approved when the community was first established, using other material has since been approved. Landscaping plans should be approved in advance by filling out and submitting the Architectural Review Committee Submission Form.

If you are not already getting HOA emails, please help your association keep costs down by using the Email Authorization form.

HOA Meeting Update

Monday’s HOA Board meeting will start at 7pm rather than 6:30, as was previously posted.  All homeowners are welcome to attend the meeting that is being held in the small conference room at the northeast end of Crosswater Hall.update-image

Besides routine committee reports, items on the agenda include discussion of the street trees, the formation of a new Welcome Committee and other neighborhood issues.
