All homeowners are welcome and encouraged to attend this quarterly meeting of your HOA Board of Directors.

Brookwood Yard Sale – Saturday, April 17th, 8am-2pm

Although announcements are being placed in some media, please use your own social networks to draw more attention to this event. You are welcome to place balloons in your yard to show that you are open for business during this time period.

Special Board Meeting Tomorrow

The Brookwood HOA Board of Directors will hold a special meeting at 2pm via Zoom tomorrow (Thursday) solely to discuss one homeowner’s drainage concerns. HOA Board Welcomes New Member

After establishing a quorum, it was announced that the HOA Board of Directors now consists of Bill Fitzgerald, Karen Higgins and Ty Blake at this year’s annual meeting held last week. Ty is a new member of the board with Bill and Karen continuing their service.

It was also announced that a 2021 Operating Budget was passed that reflects no change in homeowners’ fees from the previous year.

After the meeting, the board members decided among themselves that Bill will be the board president, Karen will continue as vice president and Ty will be treasurer/secretary. In practice, the president officially calls and runs the board meetings, but all three members address issues and finances associated with the HOA.

A big thank you to Elaine Prisby who presided as president of the board since its inception until she resigned from the post on October 1. Among her accomplishments while on the board were negotiating additional playground equipment when the developer did not put in a second park; staying on top of vendors such as our landscaping company to ensure all work was carried out in a timely manner; working with an arborist to address issues associated with neighborhood street trees; with her husband, Henry, planting annuals at both entrances, and most recently ensuring that two deteriorating slides were replaced at the playground.

Elaine intends to stay involved with the HOA, especially on the property committee. All board members encourage other community members to help on committees if they are not already involved. Reminders for HOA Annual Meeting

You have until the end of the business day on October 8 for your proxy to be received by Brookwood’s management firm, First Coast, to vote on the 2021 HOA board members in the event that you can’t attend the annual meeting. You may also send your proxy sealed in an envelope with another community member who can attend the meeting.

The meeting will be held at 7pm on Thursday, Oct. 8, in the 2nd floor meeting room at Crosswater Hall. The ballots and proposed budget were mailed to each homeowner earlier this month.

If you wish to view the assumptions supporting the proposed budget, they were recently posted on a new “Budget” page within the HOA area of the website.

Hold These Dates!

Brookwood’s HOA has two meetings coming up so please make sure they get on your calendar.

A regular meeting of the HOA Board will take place at 7pm on Thursday, September 24, at the Cypress Trails Pavilion.

This year’s annual meeting will be held at 7pm on Thursday, October 8, in the second floor meeting room at Crosswater Hall. The meeting can no longer be held at St. John Paul II Church as was previously announced.

Political Signage Reminder

With elections being discussed on a daily basis, please keep in mind that political signs must adhere to the community’s guidelines.

As stated in Brookwood’s Architectural Review Criteria and Procedure Manual, “Only one political sign, no larger than 3 feet by 4 feet, may be placed in the yard no earlier than 10 days prior to the election and must be removed the day of the election.” Also, at no time is a sign permitted in a window.

Anna Hornstein Named New Property Manager

First Coast Association Management, Brookwood’ s association management company, recently assigned Anna Hornstein to focus on our community. She replaces Aubrie Synan, who has been our manager since March 2019.

Anna has been working in property management for nine years. She has been working for First Coast since February 2020. She is well versed in all areas of the company and will spend her time working with our HOA, its vendors and community members.

Anna grew up in Jacksonville and says she is “honored to work with such a beautiful community as Brookwood.”
